One Harbour Reach, Portishead
The Serbert Road scheme is a negotiated residential development of 31 units, phase 1 is the conversion of a 12,000 sq ft two storey commercial office into 22 one bedroom apartments. Phase 2 is a new build 3 storey block of 9 apartments in a mix of 1 and 2 bed units.
The office conversion involved the strip out of the building and some minor structural alterations to remove all internal finishes and M&E back to a shell building. Raised screeded floors were introduced to allow the drainage to run above slab and avoid cutting the ground floor raft slab. Steel Balconies were included at 1st floor connected to the existing steel frame with the ground floor units having external patio terraces, new windows and patio doors provided throughout.
The units are designed for the help to buy market aimed at first time property owners so designed with the young homeowner in mind with contemporary bathrooms and kitchens and all up to date M&E installations to create a bright and modern feel for new homeowners.
Phase 2 has been added to the scheme to provide some larger 2 bed units, constructed in a traditional masonry construction on pile foundations with a mix of render and metal cladding with new windows and a profiled roof finish with internally finishes as phase one.
