This project consists of the refurbishment and alteration works to convert an existing 9 storey office block, on the edge of central Cardiff, into 21 luxury residential apartments with a ground floor coffee shop to serve this vibrant area.

The works involved an extensive strip out to all existing finishes including M&E and the creation of 20 large 2-bedroom apartments with high quality finishes and a luxury penthouse apartment to the
8th floor which overlooks Bute Park. The refurbishment will see works to the existing façade and roof terraces, including the removal of steel fire escapes and replacement windows, and finishes to match the existing envelope along with a new entrance for the apartments. The external works included new finishes to the car park, new cycle parking and the creation of an amenity area at the front of the building.

New M&E installations were installed throughout with a gas central heating system and a new boosted cold water supply. The existing lift was replaced, and the lift shaft extended to the penthouse level. High quality finishes include contemporary kitchens and bathrooms with Natural timber flooring to compliment the highly-sought after and stylistic properties in the Cathedral Road area.
