This project was initially tendered and latterly secured with a comprehensive value engineering scheme that reduced the price by £5m whilst maximising the number of bedrooms from 424 units to 458 units with minor changes to the fabric of the building and maintaining the integrity of the original design.
The site is a former dock that was filled in the 1970’s. initial designs have encountered the old dock walls and lock gate with the dock slab located approximately 12m deep. All this has been carefully considered when designing the substructures.
Blue Dragon will be constructed utilising Piled Foundations and a Reinforced Concrete Frame. The façade will be built using a brick slip system with aluminium windows & doors.
Bathroom PODs will be inserted whilst the concrete frame progresses.
